January kicked off 2025 with impressive activity across Suncadia, underscoring continued strength in the upper-end resort market. While winter typically brings a slower pace, serious buyers remained active—drawn to the lifestyle, inventory quality, and the long-term investment potential of this unique mountain community. Here’s a closer look at the month’s five highest-priced closed sales.
Sold on January 6, this 3,960 sq ft Craftsman sits directly on the 11th hole of the Prospector Golf Course. Built in 2017, it offered five bedrooms plus a bunk room and extensive outdoor living space with a covered patio, hot tub, and firepit.
Price per sq ft: ≈ $681
Days on market: 0 (listed and sold off-market)
Discount from list: None – it closed at full price.
Its turnkey presentation and prime golf-course frontage made it the standout sale of the month—an example of how well-executed newer builds in premier locations are holding firm on price.
This 3,713 sq ft home overlooking Prospector’s 7th green closed January 17 after 50 days on market. The home originally listed at $1.995 M and sold for about 4.3% below asking, equating to roughly $514 per sq ft.
A 2008 build, it offered six bedrooms, multiple suites, and furnished interiors with strong rental appeal. Golf-front resales from this era continue to attract well-qualified buyers when priced correctly and move-in ready.
Closed January 31, this single-story rambler drew attention for its layout and lot size—over 0.6 acres along the 4th fairway. With 2,567 sq ft of living space, it penciled at ≈ $633 per sq ft, selling within three days of hitting the market.
The original list was $1.649 M, showing only a modest 1.5% discount. Demand for newer single-level homes in Suncadia remains extremely high, particularly among second-home buyers prioritizing accessibility and easy maintenance.
After nearly ten months on market (295 days), this upgraded 2,586 sq ft home in Miner’s Camp finally found its buyer at $613 per sq ft, roughly 20% below its original $1.995 M list.
Originally built in 2019 with two primary suites and a lower-level bunk/rec room, it exemplifies the longer absorption times for higher-density sections of Suncadia—even when homes feature premium finishes and strong rental potential. Patience paid off for both sides, establishing a realistic benchmark for similar resales in 2025.
The most affordable of the top five, this 1,597 sq ft townhouse in Cascade Reach sold January 27 for $580 per sq ft, about 5.6% under its $980 K list.
Located near the Swim & Fitness Center and steps from the planned Suncadia Village, it continues to demonstrate strong demand for lock-and-leave options with proven rental income. Townhomes in this price band are increasingly viewed as an accessible entry point to Suncadia ownership.
Even in the slower winter season, Suncadia’s January closings reflected solid fundamentals:
Average price per sq ft (Top 5): ≈ $604
Average days on market: 70 (but skewed by one long listing)
Average discount from list: ~6%
The most liquid segment remains modern, furnished golf-course homes under $2 million, where days on market stay low and discounts are minimal.
At the upper end, custom builds above $2.5 million are still achieving near-ask when the property offers a compelling mix of design, location, and move-in readiness.
As we move deeper into the year, inventory is tightening again, and many buyers are locking in purchases ahead of expected rate reductions later in 2025. Suncadia’s mix of new construction, strong short-term-rental performance, and expanding amenities continues to support pricing stability.
Whether you’re evaluating a potential sale or considering a second-home investment, understanding these nuances—price per sq ft differentials, list-to-sale ratios, and market velocity by neighborhood—helps you stay ahead of the curve.
